Enterprise Square

  • The purchase of 1.2 acres of multi-let industrial warehouses in a popular Northampton suburb, only 50m from the main shopping area and 300m from the town's only Waitrose supermarket.
  • A purchase price of £2.5m, with approximately £125k per annum of rental income, reflected the site's development potential.
  • The vendor's price expectations were based on planning consultant's advice that the site context was suitable for around 40 terraced houses only. However, a more detailed study of context, extensive consultation with local councillors and residents and the design quality of the proposed scheme enabled planning consent to be obtained for 155 apartments. From an original position of objection, the local residents' representative actually spoke in support of the scheme at planning committee.
  • 178 car spaces were located out of sight in a semi-underground basement. This allowed the creation of a generous internal courtyard garden which helped to soften the scheme density.
  • The site was sold for £4.55m to a private developer within 18 months of acquisition, generating an 82% uplift in site value.
