  • Joint-venture purchase of a Victorian warehouse building for £3.2m, in use as an employment site.
  • Previous residential planning applications had failed due to the loss of employment use.
  • Planning permission was obtained for a mixed-use scheme by consolidating the employment use (11,000 sq ft) in a new corner tower, thereby liberating the bulk of the site for residential use (52 apartments).
  • The site was sold on to Acorn Homes for £4.9m (a 50% + increase in land value) within 12 months of acquisition and construction completed in 2006.
