St Andrew's Street

  • In a site-assembly deal, MRP acquired two neighbouring sites on St Andrew's Street, Northampton, a surface car park for a builder's merchants and two adjacent Victorian terraced houses. The total acquisition price was £330,000.
  • Following extensive consultation with the planning authority, planning permission was obtained for a six-storey block comprising 28 one and two bed apartments with 50% parking provision in a full undercroft.
  • The site was acquired by East Midlands Housing Association for a mixed private and affordable housing scheme and  development was completed in 2008.
  • The EMHA land acquisition price of £938,000 was 2.8x acquisition value and the time between acquisition and sale was less than 15 months, generating a project IRR of over 200% after costs.
