This comprehensive refurbishment of a former spice and leather warehouse to office / studio use was undertaken by Mark Willmott whilst Mark was a director of his previous firm, Forge Architects & Surveyors Limited. A long lease was acquired over the vacant and un-modernised property at a nominal rent of £1 per square foot. A 30% increase in floor area was achieved through rationalisation of the formerly inefficient vertical circulation system and by incorporating a mezzanine within the uppermost office area. The highly characterful studios created were let quickly at an average rent of £23 psf and the property was retained by Forge as an investment.
