When acquired by The MRP Fund No.1 LP, St George's House was an un-modernised 1960's multi-let office building, which was 60% vacant. It is located in a prominent position on the city's inner ring road close to Leicester railway station and benefits from an unusually large private car park. The building has been fully refurbished, both internally and externally, including a re-modeled open-plan top floor with full height glazed wall overlooking the external decked terrace with glass balustrading. The upper office floors are occupied by Regus, the leading global serviced office provider, and the ground floor by Capita, as an HM Forces' recruitment centre. The refurbished building is forecast to generate income in excess of £500k per annum for a total capital outlay of £3m.
