The MRP Fund No.1 LP acquired this former petrol filling station site as part of a larger portfolio acquired from Aviva Investors (see also Gambrel Road). Building on the planning history of the site, MRP secured planning consent for a retail development comprising a simple barrel-vaulted terrace of three units totalling 8,000 sq ft. Pre-lets were negotiated with national retailers for each unit. Having unlocked the planning potential of the site, MRP was approached by a neighbouring site owner to acquire the site post-planning for strategic reasons. The completed sale generated an uplift in site value of over 300%.
